Finalizing the contract

After you’ve shown interest in purchasing a property, the developer sends the contract and other related information to legalize the sale. Attorneys usually help buyers in this regard to understand the terms of the contract. However, with our expert help and experience, you can skip the cost and take advantage of our unique understanding of local contracts without incurring any added legal fees and costs.


By law, you are permitted to cancel a signed contract within 15 days after signing and get a full refund of your deposit. Deposits are held in escrow by a third-party escrow agent and they are only released based on terms agreed to in the contract or based on applicable Florida law.

Deposits are usually due or payable in stages as the construction project progresses. This payment structure allows buyers to space out deposit payments instead of paying off all at once.


You will receive notice from the developer as the construction project nears completion and closing date approaches. Within this time, your balance will be due for payment, at which time we recommend you coordinate with your real estate legal representative to finalize any last-minute details.


Just before closing, you will be permitted to do extensive inspections to ensure that your property is in excellent condition based on a pre-existing agreement. If you find any issues that need to be addressed, notify the seller to resolve them after closing.

If you cannot be physically present, you may authorize us to perform the final walkthrough on your behalf. You can also do this by mail, or through other means (depending upon the seller’s requirements).

As your real estate representatives, we will effectively manage the process to avoid closing date delays or disruptions.


You will be required to pay the outstanding balance at closing before the seller can transfer the deed of ownership to you. During the closing ceremony, the seller will hand over your keys, security access cards, and other tech equipment. You will also be brought up to speed on applicable warranties.
